Unregistered land

Any land in England and Wales that is not recorded at Land Registry is considered ‘unregistered’. 

Most land and property, however, is registered but one can still find instances where it is not the case (approximately 25% of the land area in the countries remains unregistered, although this is gradually reducing). It is most likely to arise on a property that has not been through a change in ownership for some time.
