These are legally binding promises made in the title deeds to a property to do or not do some action.

For example a covenant may impose conditions, duties or restrictions on the use of land. Some covenants apply to that land regardless of the owner.

Restrictive covenants can relate to many things but examples would be those that govern matters such as:

•    Giving a development a more standard appearance
•    Control of activities taking place within a property
•    Easements (such as pathways for power lines or roads)
•    Rules about pets or other animals
•    Rules that limit tree cutting.
