Epitome of Title

Where a property is unregistered, this is a bundle of documents pulled together to prove the current legal owner’s ownership of the title.

This is needed so that the seller can prove they have the right to sell the property, as well as to show anything that affects it; such as rights or easements.

This is becoming rarer as it has now been compulsory to register the title with the Land Registry every time it is sold for a number of years.
