Conveyancing fees for registering your purchase property with the Land Registry
The HM Land Registry is the government authority responsible for recording the ownership rights of freehold and leasehold property (if the lease exceeds seven years).
With In-Deed Conveyancing your conveyancing solicitor will register your newly purchased property once completion has taken place.
The Land Registry do not receive funding from the government, therefore, the HM Land Registry has set a sliding scale of fees based on the property’s value. Your lawyer will also carry out a Land Registry Priority Search. This search is to check up to date records held by HM Land Registry to see that no one has lodged any rights or interests in the property since your conveyancing lawyer first checked the seller’s right to sell.
The Land Registry was created in 1862 to register the ownership of land and property in England and Wales. It was not until 1990 that the whole of England and Wales came under compulsory registration which means a quarter of land/property in England and Wales still remains unregistered. If you are living in a property that is not registered with the Land Registry you can make a voluntary application for registration.
What are the benefits of registering my property with the Land Registry?
Registering your property with the Land Registry gives property owners some protection against squatters as well as avoiding the need to produce old deeds and documents each time a property changes hands.
What information does the Land Registry record?
- Details of registered owners of registered land/property.
- Any easements the land/property may have the benefit of.
- Whether there are any financial burdens on the land/property such as mortgages.
- Any easements and/or restrictive covenants the land/property may be subject to.
- Price paid/value stated for land/property (if registered after 1st April 2000).
- Copies of title registers and title plans.
- Copies of documents referred to in the title register.
- Historical copies of the title register (where held electronically).
- Copies of leases.
- Copies of documents which relate to applications lodged with us.
- Flood risk indicator results.
